I don’t usually talk about my story… but today we’re breakin’ out the gold nuggets

So what’s the secret sauce behind acquiring and holding 88 properties in 3 states within 48 months— 95% of them seller-financed?

Let me tell ya… it sure as hell wasn’t because I sat around waiting for the phone to ring!

While others were busy running deal calculators into the ground, I was out buying:

2 Hotels

2 Campsites & Cottages

3 Mixed-use buildings

1 Multifamily

4 Airbnbs

72 Single families

A 86-slip Marina

A Pontoon Boat company

1.34 acres of island

But how? Let’s rewind the tape…

At 19, I started selling cars. I sucked. Like, really sucked. I couldn’t close a screen door on a windy day!

But I had one thing: grit. I told myself, “I will become great at this sales game, or I’ll die tryin’

Fast forward 10 years later, I was in the top 3% of auto sales nationwide. But something was off. I felt like I was meant for more… like “becoming my own boss” type of more.

So I teamed up with two buddies and started slinging cabinets and flooring door to door (think empire carpet if your from Chicago). Business exploded — we opened not one, not two, but THREE showrooms across Chicagoland. Life was good.

Then 2008 walked in like a drunk ex.

The crash KO’d my business, wiped me out financially, and left me wondering:

Do I have enough fight left in me?

Answer: HELL YES.

With my last few bucks and a stack of dreams, I went full-time into real estate.

Cue new problems:

No money

No deal flow

Dependent on flaky realtors

Running myself ragged

So I did what I always do—I fought smarter.

I learned to go direct to seller and build my own deal pipeline

I started using seller financing to stretch my dollars

I built systems and automation to scale

I found the WHO, not the HOW — smarter people who helped me go further, faster

Once I mastered these 4 pillars, the game changed:

1 deal/year became 3 deals/month

My business started working for ME (not the other way around)

I started teaching others how to spot gold in garbage

If I could tell young Frank one thing, it would be:

Never. Freakin’. Quit.
